SOUND FAMILIAR?

By the time a problem shows, the evidence is buried

Services cast in before anyone recorded them
Once the slab is poured, the sleeves, conduits and embeds are only where someone remembers them being.

Deviations found by the next trade
A wall 40 mm out is cheap to fix before the facade is ordered and expensive after.

Progress and variation disputes
Claims argued from photos and recollection, with no measurable record of what was in place on which date.

Handover as-builts that are drawings of intent
The as-built set is the construction set with a new title block, and the facilities team inherits the gap.

WHAT YOU GET

What a progress programme delivers

Each visit produces a registered, dated point cloud. Bring it into Navisworks, Revit or ReCap and compare it with the design model yourself; we train your team to do it.

  • Dated point cloud

    Per visit

The whole site or the areas that changed since the last visit, registered to site control and dated, in E57, RCP or LAS.

A measurable record on every visit

  • Fast capture with Orbis

    Per visit

The hybrid mobile scanner walks the site in a fraction of the time, with static scans where tolerances matter.

    Minimal time on site

  • Training for your team

    Included

How to load each scan into Navisworks, Revit or ReCap and overlay it on the design model to check what was built.

    Verification done in-house

  • Final as-built scan

    At handover

A complete scan at practical completion, optionally modelled, so the client receives a record of what was actually built.

    Handover and facilities management

Need the comparison done for you? Deviation checks and reports against the design model can be added to a programme. Ask when you request a quote.

FAQ

Questions contractors ask us

How often should we scan?

Most programmes scan at the milestones that matter: before each slab pour, before services are closed in, and at completion. Weekly or fortnightly visits suit fast-moving structures. We agree the schedule up front and adjust it with the programme.

How long does a visit take?

With the Orbis a typical building floor takes under an hour, and a whole site a few hours. The scan is non-contact and we work around the trades on site.

How quickly do we get the data?

A registered, dated point cloud is usually delivered within two working days of the visit. The quote confirms the turnaround.

Is the scan tied to site control?

Yes. Each visit is registered to your survey control so every scan sits on the same grid as the design model, and visits can be compared with each other.

Can you do the comparison against the model for us?

Yes. The standard programme delivers the scan and trains your team to check it in Navisworks or Revit. Deviation checks and reports can be added for the visits where you want them.

How is a programme priced?

Per visit, with a lower rate as the number of scheduled visits goes up, in the same way as our support agreements. Send us the site and the programme and we will come back with a price.

Do you need an induction?

Our technicians carry their own PPE and complete your site induction and permit requirements before the first visit.

Which areas do you cover?

We are based in Cape Town and work across the Western, Eastern and Northern Cape.

WHY CLIENTS USE MODENA

A record you can measure, not a photo you can argue about

  • Dated and on your grid

Every visit is registered to site control and dated, so scans can be compared with the model and with each other.

  • Fast enough to be routine

The Orbis captures a floor in under an hour, so scanning fits into the programme instead of interrupting it.

  • Accuracy you can check

FARO scanners with published specifications, and a registration report with every visit.

  • Your team does the checking

We train your engineers to overlay each scan on the design model, so verification happens in-house and on time.

  • 1. Send us the basics

Site, programme, the milestones you want captured, and whether you have survey control.

  • 2. Fixed-price programme

Visits, areas, turnaround and per-visit pricing agreed in writing.

  • 3. Scheduled visits

Inducted technicians scan around the trades at each milestone.

  • 4. Registration and delivery

Each scan tied to control, checked, dated and delivered within the agreed turnaround.

  • 5. Checking and handover

Your team compares scans with the model; a final scan at completion gives the as-built record.
